What Price Watch Does
Price Watch uses the same intelligent-search engine that powers Local Rank to find comparable listings (similar bedrooms, similar layout, within 5–10 km). It then:
- Fetches each comparable's current nightly price
- Removes outliers (top/bottom 5%) to avoid skewing on a handful of luxury or rock-bottom listings
- Calculates the median, p25, p75, and your listing's percentile
- Assigns a bucket: Underpriced (below p25), Competitive (p25–p75), Premium (p75–p90), or Outlier (above p90)
The result card shows your price, the bucket, and a short interpretation (e.g. "You're priced 23% below the median — consider a $15-20 increase before peak season").
Step-by-Step: Run a Price Check
1. Pick a Listing
Choose one of your connected Airbnb listings, or paste any Airbnb URL via Use Airbnb URL.
2. Run the Scan
Click Check Pricing. Price Watch will search for comparables, fetch nightly rates, and return a bucket plus the underlying distribution. A typical scan takes ~30 seconds.
3. Read the Result
You'll see:
- Your bucket (Underpriced / Competitive / Premium / Outlier) with a color-coded badge
- Your nightly price vs the median, p25, and p75 of the comparable set
- Distribution chart showing where your price sits among the comparables
- Top Comparables table — the actual listings your price was compared against, with names, prices, and Airbnb links

The flat 2-credit cost matches Local Rank — Price Watch reuses the same comparable-search pipeline.
History and Notes
Every scan is saved to the history table on the landing page. For each row you get:
- The bucket and your price at the time of the scan
- An optional scan note (e.g. "raised price for summer") editable inline
- Rescan to run a fresh check on the same listing
A date-range filter on the table is capped by plan: Free 90 days, Weekend 180 days, Pro 1 year.
When you open a listing's detail view you get a trend chart of your price and the comparable median over time — useful for spotting when the market shifts and you didn't.
How to Use Price Watch
- Run it monthly during peak season, quarterly otherwise. Comparable markets move slowly.
- Stack it with Listing Audit. If you're scored "Competitive" but bookings are slow, the bottleneck is probably your photos, title, or amenities — not your price.
- Don't chase the median. If your reviews and photos are stronger than the comparables, you can sit in the Premium bucket and still convert. The bucket is a starting point for a decision, not a target.
Tip: Use scan notes to record why you changed price. Three months later you'll thank yourself when the trend chart shows the booking impact.
Common Questions
- "Not enough comparables found" — Your listing is in a sparse area or its bedroom count is unusual for the market. Try a different listing, or check that the scraped bedroom/layout fields are correct on Airbnb.
- My listing shows as an "Outlier" — Either your price is unusually high relative to the comparable set, or the comparable set is too small to be reliable. Run Local Rank on the same listing to verify there are enough nearby comparables to draw a conclusion.
- Does it consider seasonality? — The current scan reflects today's prices, which already include peak/off-peak adjustments your comparables have made. We're working on a seasonal-aware methodology — see the changelog for updates.
